When creating a renovation budget, it’s important to consider more than just finishes. Design fees, demolition, labor, materials, permits, inspections, and potential code upgrades all play a role. Many commercial spaces require plumbing, electrical, or ADA updates to meet current standards, which can significantly impact overall costs.

Unexpected conditions are another factor to plan for. Behind walls or under floors, issues

such as water damage or outdated systems may be uncovered. Setting aside a contingency of 10–15% of the total budget helps keep projects moving forward without stress.
